Hundreds of new homes are slated for prime land in a growing South Australian Copper Coast town as an interstate ASX-listed company continues to expand its South Australian interests.
Adelaide-based Colliers Investment Services have facilitated a $14.1 million sale of planned land development space Wallaroo Shores to Aspen Group Ltd.
Colliers said the 13.45-hectare Wallaroo landholding — positioned between the town centre, foreshore and marina precinct — offered potential for mixed-use development in one of South Australia’s fastest growing regional areas.
The Wallaroo Shores planned development would include 200 land lease sites, residential build-to-rent, townhouses, residential land lots and a commercial and retail precinct as a continuation of the main street.
“Aspen Group’s acquisition signals a strong vote of confidence in the future of Wallaroo Shores and the broader Copper Coast region,” Colliers National Director Justin Hazell said.
“With its shovel-ready status and strategic location, the site is primed to deliver a vibrant mix of residential, seniors living, and tourism accommodation that will create lasting value for the community and investors alike.”
It is the latest South Australian acquisition for ASX-listed property developer Aspen Group Ltd, as it looks to expand its $600 million in property assets.
The Sydney-based developer has land development opportunities for sale across both metropolitan and regional SA.
Aspen Group Ltd currently have listed blocks of land at The Ridge in Mount Barker, Coorong Quays on Hindmarsh Island and the Aspen Living Crest in Woodside.
Within the next 25 years, the population in the Copper Coast region was expected to increase from approximately 15,000 to more than 30,000 people, with Wallaroo a significant town for growth.
Infrastructure investment, retiree migration and a boost in regional tourism were expected to be key contributors to population growth.
Colliers said the growing seaside township was expected to be a sought-after destination for lifestyle and tourism with Wallaroo Shores.
Colliers Associate Director Rhys Newman said Wallaroo was a “hidden gem with immense potential”.
“Its proximity to pristine beaches, the marina, and key amenities like the hospital and golf club make it an ideal location for both residential and tourism development,” Newman said.
“The region’s growing popularity as a sea-change destination further reinforce the long-term appeal of this site.”
