Developer picked to build 1000 new homes in Adelaide’s south

Work on 1000 new homes at Onkaparinga Heights is set to start next year, with a developer selected to deliver the major project. See the renders.

The state government has selected South Australian company Lanser to deliver a 1000-home development at Onkaparinga Heights, with civil works expected to begin in the second half of 2027.

Following a competitive tender process, Renewal SA picked South Australian developer Lanser to deliver the project, which would span 67.6 hectares, approximately 35 kilometres south of Adelaide.

Planning and approvals processes would now get underway, with the development expected to deliver a mix of housing options over the next ten years.

This would include family-sized allotments, courtyard homes, villas and townhouses.

The state government said 20 per cent of homes would be affordable and sold through HomeSeekerSA.

In total, the value of the project was expected to be $750 million. Plans would include community infrastructure like childcare facilities, retail and hospitality offerings and – potentially – an aged care facility.

Six public reserves and a connected network of walking and cycling paths were anticipated in the plans.

The first stage of infrastructure was already delivered by SA Water, which has installed more than 1.1 kilometres of new trunk water main, while construction was now underway on 1.3 kilometres of wastewater infrastructure to support future growth.

“This partnership represents another major step in delivering the homes South Australians need and unlocking the full potential of Adelaide’s south,” Housing and Urban Development Minister Nick Champion said.

“With major transport investments including the completion of the North South Corridor, and critical water and wastewater infrastructure already being delivered, Adelaide’s south is well positioned to accommodate future growth.”

Lanser managing director Shaun Bowden said the firm was focused on delivering “well-designed, well-connected and attainable homes” at Onkaparinga Heights.

“This is an exceptional opportunity to help shape the future of our state, and the Lanser team looks forward to delivering a strong outcome on the ground,” Bowden said.
