Serene coastal living in Chiton

Set in a prime location on the southern Fleurieu, this coastal retreat champions its vast ocean views and the natural landscape.

Rolling dunes covered in luscious green vegetation are the foreground of open ocean views from this private oasis on the southern Fleurieu coast.

Set on a small cul de sac, this new build, completed last year by local construction company Adams and Co, is much more than meets the eye.

“We’re on the ocean side of the main road, but you don’t get the traffic here because we’re in a cul de sac,” says Craig, builder and owner of Adams and Co Constructions.

“It has clean lines, it’s relaxing, and it’s just beautiful. You can sit and relax and enjoy the surroundings and the privacy.

“It ticks a lot of boxes.”

Craig was working in the area on another site when he was engaged to help subdivide the block at Chiton where he has since built three homes including 6b New Road.

Craig says it was a long process to get council approval, as it wasn’t just the local council involved.

“It’s a sensitive area as far as dune care and the Department for Environment and Water,” he says.

“There were a few different government bodies involved because it’s a part of the Mount Lofty watershed area, and then there were also the height restrictions of the build.”

Working with architect Grant Pietsch, and using original plans made for the subdivision by the late Ian Hannaford, Craig designed a home that champions the natural surrounds and captures the ease of coastal living.

“We came up with something that was a six-star rating as far as getting the orientation right for the sea views, the coastal dunes and north-facing windows,” Craig says.

A neutral palette of soft whites and creams, timber floors, accents and the stone fireplace all tie into the landscape.

“I love to use natural timber. As a feature on the back verandah, we’ve got a jetty pylon from the old Stenhouse Bay Jetty,” Craig says.

“Those earthy colours – the timber and the creamy whites and a bit of stone – flow throughout the house. When you walk in and look out at the view, it just flows.”

The soft sage green tiles in the bathrooms serve as a nod to the rich green vegetation of the dunes, bringing the serenity of the view indoors.

Windows are double-glazed to provide insulation while championing the view and natural light.

The top floor of the home is at street level. The entry doors open to a spacious living and dining space with a decked outdoor entertaining area.

In addition to the four bedrooms and two bathrooms, the home also features a second living space and another outdoor deck on the lower level, as well as a wine cellar.

While Craig wasn’t planning to stay in the home long term, he built it with the intention to enjoy it himself for a while before moving on to the next project.

“I love it. You get the morning’s sunrise off the ocean, and then you’ve got the cockle train as a bit of a novelty feature,” he says.

“There’s direct access to the beach. When the surf is big, you can see people surfing … it’s quite a popular surf spot for some of the big wave charges.”

A southern Fleurieu local, Craig has lived on the beach front at Middleton, as well as opposite Kent Reserve at Victor Harbor, but he says nothing compares to the location at Chiton.

“Chiton has one of the oldest surf lifesaving clubs down here, and it’s just up the road,” he says.

“You’ve got Port Elliot only around two kilometres away, and you’ve got a Coles and Bunnings two kilometres in the other direction. It doesn’t get too hot in summer because you’ve got the sea breeze.

“It’s so peaceful, and now I’m happy for someone else to be able to enjoy it.”
