$400 million student accomodation tower approved

The west end student accommodation tower is set to be completed in April 2028 and will be home to a cinema, gym, yoga studio and more.

The $400 million student accommodation development has been approved for the current car park site at the rear of Trinity Church at 88 North Terrace.

The 33-storey development is set to start construction in January and is slated to be completed by April 2028, following approval from the State Commission Assessment Panel.

The building will host 1002 rooms, and there will be studio, shared and premium apartment options.

The building will also be home to a cinema, a 24/7 gym, a dedicated yoga studio, collaborative study zones, social lounges, a communal kitchen and dining spaces, a cafe, and a public piazza.

Adelaide developers Marlborough Capital and 1835 Property first filed plans for a similar $450m development on the site in 2022, which were withdrawn and replaced with a version of the now-approved plans.

The 2022 plans were for a 28-level office building, but the developers pivoted to purpose-built student accommodation to capitalise on the merging of UniSA and the University of Adelaide.

“The uni are saying they need 6000 beds in the next number of years, and there’s not a great deal of quality student accommodation in that precinct,” 1835 Property managing director Jason Di Iulio told CityMag in February.

Adelaide University co-Vice Chancellor, Professor Peter Høj, says “Adelaide University welcomes this development”.

“It will offer students, in particular those who move here from interstate and overseas, an excellent chance to experience the heart of our city while they settle into university life,” Peter says.

Trinity Church Network is in full support of the project, which will also incorporate significant heritage upgrades across the Church’s historic landholding. This will include a new ministry and administration facilities for Trinity Church.

“We see this partnership to develop our site as a wonderful opportunity to enhance our ministry to the people of the City of Adelaide,” Trinity Church Adelaide senior pastor Paul Harrington says.

“This development will place us at the heart of a vibrant university precinct as well as provide an opportunity to redeploy some of our resources into the growing network of churches we have across metropolitan Adelaide and regional South Australia.”

Minister for Education, Training and Skills, Blair Boyer says the project “exemplifies our vision for a vibrant, well-connected city centre”.

“This project will help attract and support students from across Australia and overseas,” he says.

“The approval process carefully considered community feedback and heritage values, resulting in a project that respects the past while meeting the needs of future generations.”
