Bespoke build in Unley Park

This Unley Park property champions quality and high-end finishes that will stand the test of time.

This new-build property in Unley Park is the first for Other Projects, a new property development company.

Other Projects director Will Sharp says his vision for the company was inspired by his work as a project manager for a residential builder in London, where quality was at the forefront.

“I worked for a super-prime residential builder in London where I fell in love with that really high-end construction with beautiful finishes,” Will says.

“Really stripping construction back and actually utilising things as they were, and utilising the best materials, the best trades and ensuring the construction would last a long period of time.”

 

Will and his team sought a property with good bones that could be elevated.

“We set out with the idea that we’d find an ugly duckling in a blue chip location around Adelaide, and Rutland Avenue is the prime example of that, being it is such a beautiful little street,” he says.

“When we took over the original house it was probably the worst house on a very good street, but the house did have incredible bones.”

Originally built in the 1980s, the Rutland Avenue property had a double brick veneer and a solid concrete slab to work from.

They kept the original boundary wall in place as this allowed the square meterage of the living space to be maximised. Although the original foundations and some of the external walls were maintained, all of the property’s in-ground services, such as plumbing, were replaced.

Using Proske, Duet and Clare Mack for architecture, interiors and landscaping Will and the Other Projects team created an accessible bespoke home aimed at an ageing population.

“Our target market from the outset was your downsizer,” he says.

The Rutland Avenue property has no steps and the doorways have been widened so it is completely accessible. The master bedroom is also extremely spacious, not only for accessibility but to create a feature.

The finishes are all high-end with terrazzo floor tiles in the bathrooms, calacatta viola marble vanities in the master ensuite and a carrara marble double slab bench top in the kitchen.

“Duet chose all of the finishes … they’re all from high-end brands,” Will says.

“You can see by the finishes and the fixture schedules that all the taps are incredibly good quality, all the tiles are very good quality.

“Even down to the set out within the bedrooms, it’s done to the highest standards, which we were very proud of.

“Our goal from thevery beginning of this project was to create a super prime residential residence, built without compromise.”

While the target market for this property is an older demographic, Will says they wanted to make a home that could be adapted to suit anyone.

“It’s got two living zones as well,” he says.

“So, if it was to go to a family, you’ve got the kids’ area down one end of the house and then the parents also have another area.

“We really wanted dynamic living spaces that the end user could adapt to suit their needs.”

Will thinks the home now suits the rest of Rutland Avenue, and with other newly renovated properties the whole street has been elevated.

“By maintaining the bagged brickwork and utilising steel frame windows, we haven’t done anything sort of architecturally edgy to make it stick out like a sore thumb,” he says.

“We have tried to make it fit in, but you do know when you drive past it that it’s a beautiful property.

After a successful first project, Will thinks Other Projects might have found their niche in taking old, solid homes and bringing them into the 21st century.

“I love the heritage aspects of the old homes,” he says.

“We want to maximise the blocks and the beauty of those old properties, so if we can find a niche utilising them, I think that would be a real space that we could be really happy sitting in.”
