Port Adelaide footy club marks first quarter in housing towers design

Thirteen-storey apartment towers could rise in Alberton under grand plans from Port Adelaide Football Club, with the housing minister today backing rezoning for the Oval precinct.
Housing Minister Nick Champion joined Port Adelaide Chair David Koch and Chief Executive Matthew Richardson across the road from Alberton Oval to announce the rezoning, the site targeted for 250 to 300 new apartments.
It’s the next step in the club’s major redevelopment called Alberton Square, which would span about 20,000 square metres from Alberton Oval to Port Road and reportedly comes with a $20 million club investment.
The rezoning would allow the planned towers to rise to a maximum building height increased from two storeys to 13 storeys.

Koch said the redevelopment would be a “world-class mixed-use precinct, including commercial, health and wellness, education, community and residential uses” – and was expected to generate more than 500 jobs.
“This development seamlessly integrates an AFL club’s elite facilities with a dynamic, multi-use community environment where people will live, work and play,” Koch said.
“The growth and expansion of the Alberton precinct as part of the renewal across the broader Port Adelaide region is strategically significant for the state, and we look forward to playing our role in enhancing the vibrancy and vitality of the western suburbs, while delivering lasting benefits for our members, fans and the broader community.”
PAFC CEO Matthew Richardson said Alberton Square has been “modelled on similar campus style developments around the world, which incorporate high-performance sports facilities and venues to provide much greater community use and amenity”.

Richardson said alongside the formal planning process the club would engage with the community and stakeholders, including “market testing to identify the right partners to help us realise the full scale and opportunity of this project”.
According to PAFC, the proposed development comes after four years of planning and was led by a group of professionals independent from the club’s day-to-day football operations.
Since 2023, the club has purchased 26 residential properties between Alberton Oval and Port Road, with the project supported by a group of private investors and the AFL.
Champion said signing off to start the rezoning will initiate the Alberton Square Code Amendment, which will eventually open for public consultation.
“There will be a thorough public consultation period, and I’d encourage the Alberton community to get involved and have their say,” Champion said.
“I commend the Port Adelaide Football Club for its vision and its long-term thinking as they work towards bringing Alberton Square to life.
“I’d encourage other clubs and councils sitting on well-located land to think the same way, and I’d welcome those proposals coming forward.”
