Major Port Adelaide footy club redevelopment plans revealed

Port Adelaide Football Club has revealed its concept plans for a massive development stretching from Alberton Oval to Port Road, already buying up numerous houses to make it happen. See the pictures.

Port Adelaide Football Club wants its grand plan for Alberton Square to be a first-of-its-kind initiative, with a commercial, health, community and residential precinct designed by Cox Architecture Adelaide, with the development reportedly coming with a $20 million club investment.

Now its development plan – that would be connected to PAFC’s high-performance and community facilities at Alberton Oval, where the PAFC AFL team is based – has been revealed, with the club seeking planning approval.

The new development would be set on 20,000 square metres and stretch all the way to Port Road, with the PAFC saying it could diversify its revenue stream by creating an independent revenue and asset base separate from its core football business.

According to PAFC, the proposed development has been four years in the planning and has been led by a group of professionals independent from the club’s day-to-day football operations.

Since 2023, the club has purchased 26 residential properties between Alberton Oval and Port Road, with the project supported by a group of private investors and the AFL.

Media personality and club chair David Koch told FIVEAA on Wednesday that the site had the potential for the construction of 300 apartments, and it was now going to proceed with the formal planning application to seek approval for the development.

Koch said the development would “transform” the club’s assets to an estimated $250 million over the next decade”.

Koch said that the board and executive undertook a strategy workshop in 2022 “to look beyond debt reduction” and “define a medium to long-term business model for revenue diversification”.

“The club had existing ownership of 4,000 square metres of land directly opposite the Port Club, currently utilised for car parking. The vision was to progressively acquire surrounding properties over a 5-to-10-year period, which has progressed much quicker than our initial projections,” he said.

“The location is compelling as it has frontage on a major transport corridor, and within five kilometres of the AUKUS precinct, one of the most significant industrial development projects in Australian history, with each of these factors expanding what the market is telling us is possible here.

“The concept of Alberton Square is a vision that has been developed to future-proof Port Adelaide for generations to come, underpin our football programs, enhance the local community and the club’s role in it, and ensure Alberton is our home for at least the next 150 years.”

PAFC CEO Matthew Richardson said the club was now beginning the planning and approval process, which would include community consultation as part of a Code Amendment application to rezone the land.

“This is a significant site in a strategic location, with considerable opportunity in terms of how it is developed,” he said.

PAFC will hold information sessions on the Alberton Square concept for club members on Monday, March 26 and for the local community on Monday, March 23.

The club is currently redeveloping Alberton Oval, which includes new AFLW changerooms and administration facilities and new grandstand seating.
