New apartments planned for Adelaide CBD

Adelaide’s skyline is continuing to be transformed with plans for a new mixed-use residential tower in the centre of the CBD.

A 22-storey tower would be built on Angas Street under plans lodged by South Australian developer New Dawn Developments Pty Ltd.

The planned development on 33 Angas Street, Adelaide, would be located between Kodo Apartments and a local heritage building.

It would involve the demolition of a non-heritage building, which is currently occupied by law firm RSA Law.

“The design subtly references existing lines—such as Kodo’s podium and the vertical elements of the neighbouring heritage building—through proportion and rhythm without direct imitation, enabling a distinct, contemporary identity that remains contextually aware, with a timeless character,” the document states.

The proposed mixed-use building has been designed by Matthews Architects and would include 37 residential dwellings, a ground-floor shop and a communal and private rooftop terrace.

According to a planning document, “the design provides a balanced mix of one, two, and three-bedroom dwellings, including six affordable apartments”.

“It delivers a vibrant, activated ground floor with a small-format café, a safe and generous residential entry, and strong engagement with the public realm,” the planning document states.

“Residents will benefit from outstanding amenities including communal roof terraces, a gym and wellness centre, secure bicycle parking, and additional storage facilities.”

In the planning document, the developer has also emphasised the sustainability of the development.

“Sustainability is embedded in every aspect of the design, with exemplary measures that far exceed code requirements, including 5-star Greenstar Green Building Council of Australia certification, on-site solar power generation, high-performance glazing, and sustainable waste management strategies,” the document says.

The proposed development is currently being assessed by the State Planning Commission, with the public notification period ending on Monday, January 19.
