Demolition and redevelopment bid for Glynde Hotel

The Glynde Hotel will be knocked down and rebuilt into a two-storey pub featuring a sports hall and “corporate box” function rooms, under a major redevelopment plan for the northeastern landmark.

The development plan filed by pub owners Glynde Nominees Pty Ltd will see the rebuilt Glynde Hotel sport a “modern industrial look” with an aluminium façade.

The existing Glynde Hotel on the corner of Glynburn, Payneham, Montacute and Lower North East Road would be demolished over three stages, starting with the smokers courtyard, then the gaming room and finally the full hotel complex.

A two-storey hotel with a 240-seat ground floor “sports hall” with a large TV screen and a retractable roof will replace it.

An 88-seat front bar, 106-seat bistro and lounge area, 114-seat outdoor dining space and a gaming area with 40 poker machines are also planned for the ground floor, along with a drive-through bottle shop.

The second floor is planned to hold four “corporate box” function rooms facing the large ground-floor TV screen. These boxes, holding 72 seats (18 seats per box), will slope down like seating in a stadium.

Two larger function rooms – 64 and 80 seats respectively – are also planned for the top floor along with various staff offices and storerooms.

The City of Norwood Payneham and St Peters’s Council Assessment Panel will decide the project’s future if there are objections during the public notification period. If not, the panel can delegate the project to the council’s assessment manager for approval.

Development consultants Ekistics, managing the project on behalf of the pub’s owners, said construction would be expected to start next year pending development approval.

Construction is anticipated to take 18 months, with a “mini-hotel” to keep trading during construction.

In their planning report to council, Ekistics said the existing Glynde Hotel has been “adapted and remodelled several times”, arguing that the “need for a 21st-century entertainment hub in the northeast has become apparent”.

“The Glynde Hotel is a cherished northeastern institution proudly standing at Glynde Corner for over 140 years,” Ekistics said in their planning report.

“Rooted in the local community, this iconic establishment has been a beacon for camaraderie and celebration.

“The vision for the new era of the ‘Glynde Hotel’ facilitated by this application is to provide the ultimate modern sports bar experience.

“Patrons will be able to be immersed in the thrill of sporting events, showcased on a grand atrium screen and enjoyed from the comfort of either the ground level sports hall, outdoor areas or in one of the upper level ‘corporate boxes’ featuring tiered stadium seating.”

Ekistics also said the redeveloped hotel will retain “its beloved dining and gaming facilities” and will “enrich the vibrancy of the Glynde Corner and ensure the longevity for future generations”.

The redevelopment would increase the Glynde Hotel’s floor area from 1890 square metres to 2765.

The hotel’s existing hours of operation – 11am to 5am daily – will not change, according to the planning report, although “the capacity of the hotel will increase to cater for the increased floor area of the hotel”.

A total of 119 car parks are planned on-site along with a further 21 car parks on a nearby allotment, which according to the development consultants exceeds the planning code’s requirements for car parking.

InDaily could not reach Glynde Nominees Pty Ltd for comment before deadline. The company is run by Oliver Parker and Matthew Binns – who is listed as vice president of the Australian Hotels Association SA Council.
