City building named SA’s ‘development of the year’
A CBD office tower on the site of a famous former nightclub has been crowned the state’s best development.
CBUS Property’s $265 million, 22-storey office tower at 83 Pirie Street was today awarded the Property Council’s State and Territory Development of the Year, beating out five other South Australian projects in the eyes of a national judging panel.
The building is on the site of the former The Planet nightclub, which lay vacant for years after closing in 2004.
The tower, designed by architects Woods Bagot, will now compete for the Property Council’s Australian Development of the Year, with the winner to be announced in Sydney next month.
The other South Australian nominees were the Adelaide Airport terminal expansion, Her Majesty’s Theatre redevelopment and an affordable housing development delivered by Junction Australia in Camden Park.

Completed in 2022, 83 Pirie Street is one of Adelaide’s most significant A-grade office developments to come online in the last five years alongside Charter Hall’s development at 60 King William Street and Walker Corporation’s first Festival Plaza Tower.
The tower has a café and expansive lobby space on the ground floor below three-levels of car parking, 18-levels of office space and a rooftop terrace.

South Australia’s Department for Infrastructure and Transport is the anchor tenant of the tower, occupying levels four to 14. The department announced plans in 2020 to consolidate its seven city locations into one by moving into the then-yet-to-be-constructed tower.
Other 83 Pirie Street tenants include CBUS Super, engineering consultants WSP, law firm HWL Ebsworth, insurance agency NTI and the state government’s planning body, the State Commission Assessment Panel (SCAP).
Property Council SA executive director Bruce Djite congratulated owners CBUS Property and architects Woods Bagot on 83 Pirie Street’s award win.
“83 Pirie is an important landmark and a focal point of our CBD,” he said.
“83 Pirie delivers an exciting destination for employees by building modern hospitality and wellness options into an attractive workplace that create vibrancy in our CBD.”
Eligibility for the Property Council award is restricted to developments or refurbishments completed by December 31, 2022 and operating for at least one year.
The Australian Development of the Year will be announced on September 11.
